Straight `As' builder 06/03/2004 NST-PROP
IF the past few years taught real estate investors and housebuyers anything, it is that the industry hasn't always been on their side. If they didn't have to deal with brokers touting tainted properties, they had to endure developers building sub-standard products or not completing their projects on time. Unfortunately, these have not been the best of times for buyers. So, when a responsible developer comes along, it naturally garners a strong following and support. After all, a sound reputation ranks right up there among the buying criteria, along with price and location. As a matter of fact, this key determinant in the decision-making process comes immediately into play after buyers have narrowed their options using the price and location factors.

Beyond property management 20/03/2004 NST-PROP
IN the 1980s, many of our country's real estate developers were sceptical about the Malaysian society's readiness for condominium living. When the market failed to respond warmly to such projects, the convenient explanation then was that we just weren't ready for the kind of lifestyle it would bring. With the exception of condos in good locations which were cleverly marketed, the average sales volume of projects in Kuala Lumpur at that time was between 30 and 40 per cent. The dismal take-up increased unsold stock by the day and very soon, the oversupply situation in the condo sub- sector of the residential market became a nagging issue. Exacerbating it were recessionary economic conditions characterised by high interest rates and tight liquidity. And the amount of stock that existed in 1985? A mere 2,335 units.
