    Earth in Cheras

    First-time home buyers in Selangor eyeing a gated-and-guarded community of 
    an affordable price need look no further than Bluestone Group Malaysia’s 
    latest development in Cheras. 
     
    Here, for affordable terrace houses - from RM149,000 - are being offered 
    within a perimeter equipped project featuring 24-hour CCTV camera security 
    system and guard patrol. 
     
    Following its successful launch of Taragon Puteri YKS, a 
    12-and-a-half-storey upscale condominium in Jalan Yap Kwan Seng, Kuala 
    Lumpur, Bluestone is now penetrating the medium-cost market with its latest 
    offering, Taragon Puteri Cheras (TPC).  
     
    Located on a 3.3-acre freehold site formerly part of the Venice Hill Golf 
    Resort in Ulu Langat, TPC’s competitively priced houses represent an 
    affordable opportune for families with monthly household incomes of at least 
    RM2,700. 
     
    At the entry price of RM149,000, buyers are looking at a monthly instalment 
    of RM880, based on a 90 per cent loan margin repaid over 30 years. 
     
    The project will comprise 141 units of three- and four-storey private 
    townvillas and duplex units with built-up areas starting from 923sq ft.  
     
    “TPC will appeal to young executive first-time buyers who are either renting 
    or staying with parents in the surrounding areas,” said K.H. Sim, 
    Bluestone’s managing director. 
     
    “It is also ideal for those who want to upgrade into more secure 
    surroundings and have a fondness for greenery, as the development will have 
    a good view of the Ulu Langat Forest Reserve.”  
     
    The project, Sim said, is designed with three things in mind: Security, 
    affordability and modern living standards.  
     
    “All houses will feature practical layouts, with three bedrooms and two 
    bathrooms, a yard area and sufficient space for individual car porches,” he 
    said. 
     
    TPC will also boast facilities such as a children’s playground, jogging and 
    walking tracks, barbecue pits and a viewing tower for residents to enjoy the 
    beauty of the Forest Reserve. And all this comes at a monthly maintenance 
    fee of RM130, inclusive of a contribution to the sinking fund. 
     
    TPC is located close to Sunway Cheras, Taman Wangsa Cheras as well as Cheras 
    Hartamas, and is accessible via the East-West Link, Middle Ring Road 2, 
    KL-Seremban Highway, Cheras-Kajang Highway and Shah Alam Expressway. 
     
    The project was launched last Saturday and, according to Sim, the response 
    has been “very encouraging”, with commitment in excess of 30 per cent.  
     
    He expects all units to be taken up by the third quarter of this year and is 
    confident that “strategic location and affordable pricing” will be the key 
    selling points. 
     
    Construction on the RM26 million project will start this month, and although 
    it is scheduled for completion by February 2009, the developer is confident 
    TPC will be ready by the end of 2007.
