Strata titles for Kepong shop owners

AFTER successfully getting the Certificate of Fitness (CF) for their properties, Kepong Entrepreneurs Park Shop Owners Association is now working towards getting their strata titles.

The association has engaged a surveyor to survey the 600-odd lots in the area and submit applications for separate land titles.

The survey company will be sending the applications in July to the land office and it will take about six to nine months before the strata titles can be granted.

Kepong Community Service centre head Yee Poh Ping said the association needed RM2.5mil to pay for the costs.

“So far they have raised RM1.5mil and paid the quit rent from 2000 to 2009 which amounted to RM1.2mil.

“The remaining funds are kept in a trust account managed by a property management company to be used to pay the surveyor.

“However, the shop owners have to pay their outstanding dues to raise the RM1mil needed to pay for other expenses related to acquiring the strata titles.

“By right, the application for strata titles should be done by the developer but the developer is bankrupt and the association is helping the shop owners,” he said at a press conference on Tuesday.

Also, a joint management body has been formed in June 2008.

The association’s secretary Lim See Boon said that about 40% of owners had not paid their dues and urged them to do so to help get the strata titles.

“Otherwise, their bills will be charged with the due interest before the strata titles are released.

“Those who want to make payments can obtain their invoices from property management company Kong and Jaffar. I hope everyone will collaborate on this as we have waited 16 years to get the strata titles. Otherwise we will have to wait even longer,” he said.
