Ready-made homes going for a song
12/09/2007 The Star By CHARLES FERNANDEZ

THE developer of D’Tropica Taman Kristal 2 in Dengkil is offering a a 10% discount to the first 33 buyers of its build-then-sell (BTS) double-storey houses.

Melawati Mewah Sdn Bhd (MMSB) managing director Datuk Ling Keak Ming said Dengkil had a strong potential as an alternative residential hotspot, not only for citizens of Putrajaya – where house prices had gone above the RM350,000 mark – but also a good investment for prospective buyers from other areas.

Spacious: The link units at Taman Kristal 2 in Dengkil come with a large frontage and a porch big enough for two cars.
Ling said this was the first time that MMSB was venturing into link-houses as the company’s focus was on upmarket properties like semi-detached houses and bungalows.

“We have always emphasised on quality finishing and this is what buyers of D’Tropica is getting for houses of similar quality, at RM219,000,” he said.

He said with the BTS concept, buyers could make a choice on the spot after viewing the unit and move in after paying the required deposit.

“We want to instil confidence in the buyers,” he said, adding that the RM5mil project on a 5.3acre landbank was the company’s first in Dengkil.

The property was launched last Thursday and early birds who take up the first 33 units, which make up half of the total units, will be given a 10% discount.

Bumiputra buyers will also enjoy a 7% rebate.

The four-bedroom terrace houses come with exceptionally high ceiling space of 10ft.

The houses have a standard built-up area of 1,700sq ft with land areas ranging from 1,400sq ft to 4,133sq ft for corner lots.

Airy: A tastefully designed living room with high ceiling for good ventilation at the D’tropical show unit at Taman Kristal 2 in Dengkil.
Ling said the housing area was within easy access to Kuala Lumpur and the KL International Airport.

“The houses are close to Putrajaya in terms of location but their prices are far from properties in Putrajaya.

The houses are designed to suit even the fussiest of home owners. Perimeter fencing and a guardhouse are security plus points,” he said.

Ling said Taman Kristal 2 was conveniently located, being just 10 minutes from Cyberjaya and the Lim Kok Wing Multimedia University.
