Quit rent woes for landowner

I OWN a piece of land about 1.6ha in Tampin Tengah in Negri Sembilan. It is planted with rubber trees.

The condition stated on the title is “Tiada.” The quit rent in 2005 was RM51. When I went to the Land Office in Tampin to pay the 2006 quit rent, I was asked to pay RM6,959.

I spoke to the Land Office deputy director in Tampin about this, and he told me it was right as the land was now zoned as Town Land (Tanah Pekan).

He advised me that the only way to reduce the quit rent was to convert the land to Agriculture (Pertanian). He gave me a form to apply for the conversion. I feel I will be deprived of my land right by doing so.

I wonder if a state government can alter the condition of land use by imposing an exorbitant increase in quit rent.
