Long wait for transfer consent
NST 31/05/2006

I REGRET to note that the Selangor authorities are taking such a long time to give consent for the purchase of leasehold property in the Klang Valley.

In December 2004, I signed a sales and purchase agreement to buy a sub-sale leasehold property. As per State requirements on leasehold property, the seller’s lawyers submitted the application for consent to transfer the purchased property to my name to the Petaling Land Office in March 2005.

Only in October (after seven months), did we receive a reply from the authorities that the application for transfer of the property was rejected but owing to confidentiality, the grounds were not revealed.

Last December, I opted to buy a newly-completed leasehold property with a certificate of fitness in Taman Bukit Serdang. I signed the S&P agreement in December and the developer’s lawyers submitted the application for consent to transfer the property to my name to the Selangor authorities. It has been five months since then, we have yet to receive a reply from the authorities.

I have waited and wasted two years, how long should I wait this time? I need an answer because moving to a new house needs a lot of planning and commitment.

It’s sad to hear from some of the buyers of leasehold property around Klang Valley that the authorities might even take more than a year to reply.
