Residents fret over cracks in car park

RESIDENTS of Mount Karunmas Condominium in Taman Desa Karunmas, Balakong, want the developer or maintenance company of the building to rectify the cracks that have appeared on the beams in the car park. 

Taman Desa Karunmas Residents' Association vice-president Noorulhadi Mohamed said the parties had failed to carry out remedial works on the beams although the association had raised the matter with them many times.

A concrete block supporting the beam has chipped off above parking bay No. 173 of the Mount Karunmas Condominium in Balakong.

He said after moving into the condominium in August 2002, the residents discovered the defects and reported them to the parties but nothing had been done to fix the problem. 

“The developer, Karunmas Ehsan Sdn Bhd, told us that the management and maintenance of the building had been taken over by Mayland Property Services Sdn Bhd. 

“When we asked Mayland Property Services, they told us that it was Karunmas Ehsan's job to rectify the defects. But to me, I do not care as either one of them has to be responsible,” he said. 

He said the residents had been meeting Serdang MP Datuk Yap Pian Hon and the developer to discuss the issue since 2003. 

“After tremors were felt twice at our condominium recently, I do not want anything bad to happen,” he said, adding that the association had already highlighted the matter to the Housing and Local Government Ministry. 

He said the head of the Kajang Municipal Council's Engineering Department had told him that the department would ask the project consultant to report to the council over the defects. 

“We hope that MPKj will send its team to assess the occupancy fitness of the building in view of the obvious cracks on the supporting pillars and beams,” he said. 

When contacted, Yap advised the association to refer the matter to the ministry again, or to the Selangor Housing and Real Property Board if the parties concerned failed to comply with the instructions from the ministry in the previous meetings. 

He said he could also arrange another meeting with the ministry to resolve the matter.  A spokesperson for Karunmas Ehsan said they were only minor cracks. 

“There was a water leak from the extension joints which were connected to the slabs. There are only some minor cracks and my consultant is looking into it. We will fix the minor cracks,” he said.
