Developers: It's a good idea but not for now

THE Selangor and Federal Territory Housing Developers Association yesterday described the, "build and sell" concept for houses as a good idea but felt that it is not opportune to implement such a concept now.
 

Its chairman Tong Kok Mau said its members who discussed the proposal during the association annual general meeting yesterday felt that many other factor's must be ironed out before going ahead with the idea.


He cited that the banks for instance, will not agree to provide financing for such projects.


Mr Tong added that developers would not have the guarantee the houses will be taken up upon completion.


"However, the idea is still at its conceptual level and we would like to sit and discuss with all the relevant parties to consider the pros and cons before making any decision on it," he said.


The "build and sell" idea, in actual fact, is not new. It surfaced in 1980 in analyses in the Press of numerous problems in housing, like difficulties in getting the certificate of fitness, land titles, and defects in completed houses.


Later in the mid-eighties when house buyers saw hundreds of projects being abandoned, the concept resurfaced. In fact the Housing Developers Association itself through an executive official, did make this "build and sell" concept as a possible solution in 1986.


Last week the Housing and Local Government Minister, Dr Ting Chew Peh said that the Government would organise a national seminar to explore the posibility of implementing the concept of build and then sell houses.
